
Many first time home buyers are eager to purchase a condo or townhome as their first property but are worried they will not have the means to charge their electric vehicle. The good news is that many communities are installing EV chargers or working with owners that request to install personal charging stations. There is a California law that states an HOA can’t prohibit or restrict the installation or use of an EV charger. This means that if an owner goes through the proper steps they can have a charger installed either at their own expense or the expense of the HOA.
There are two different options for owners that want to move forward with installing an EV charging station. They can go through the process to install an individual charge station at their assigned parking spot, or they can work towards installing a community charger that all residents can benefit from. If there are other people in the community with electric vehicles that would benefit then a community charger could be the best option and lowest cost. For owners that pursue a private charger at their assigned spot the individual expense will be higher but could also add future resale value to that property because of this feature.
I think we will continue to see a trend of new build communities incorporating community EV charger and individuals upgrading their parking spaces with private charge stations. Now that this trend is becoming more common there are electricians and companies that have the experience to complete these projects and accommodate for electric vehicle owners.
